When Do I Get Paid?

We collect rent from tenants on the 1st day of each month. Within 2 business days, your revenue will be sent via Electronic Funds Transfer (EFT) directly to your account. If a tenant is late paying, we will follow up to discuss next steps.

How Do I Get Paid?

You will be sent an email to setup a personalized Online Portal on our website. The portal allows you to authorize which bank account will receive payment.

How Does Expense Approval Work?

For minor maintenance and repairs (i.e. under $300), we will repair as required and collect revenue during the following tenant billing cycle. For maintenance >$300, you must e-transfer the required funds in advance. 

How Long Will My Contract Last?

We offer one year contracts.

Do You Offer Short Term Rental Services?

At this time, we are only offering long-term rental services, defined as month-to-month or annually leases. 

What Happens With Damage Deposits?

OXEN maintains a separate account for all tenant damage deposits. As a tenant moves out, we will complete a move out inspection. If there is no damage identified, the damage deposit will be sent back to the tenant. If damage has occurred, we will repair as required and deduct the cost from the tenant’s damage deposit. If the cost to repair damages is beyond the damage deposit amount, we will advise on next steps.

Will You Assist With Eviction of a Problem Tenant?

Our monthly management fee covers the cost of serving an eviction notice to a tenant. If a tenant refuses to leave the property, we will support in proceeding with next steps, at a cost.

What if I Want to Cancel My Contract or Sell My Property?

No problem, all we require is one month written notice. We will provide the same notice period to you, should we decide we can no longer manage your property.
