When Is Rent Due?
Rent is due on the first day of each month, regardless of any holiday.
What if I am Late Paying Rent?
The Residential Tenancies Act of Newfoundland states that a Landlord can issue a lease termination notice 5 days after rent is deemed late, with the tenant expected to leave the premises 10 days after notice is served. Late payment fees will be applied per industry regulations.
If for any reason your rent will be late, please contact us directly to explain and setup a payment plan.
How Much is the Damage Deposit?
We collect 3/4 of the months rent as a damage deposit.
Can I Modify the Property I am Renting?
Any modification to the property requires the express written consent of the landlord.
Can My Rental Price Increase?
Yes, your rental price can increase. Your landlord cannot increase rent more than once in a 12 month period. There is no restriction as to the amount of the increase. A notice period of 6 months is required for month-to-month and annual contracts, while a notice period of 8 weeks is required for week-to-week contracts.
Where Do I Submit Maintenance Requests?
Head on over to your Tenant Portal in the Resident Center and make your request. You may also call or email us directly, but the preference is to submit online.
What Happens If I Get Locked Out of My Rental?
Inside of regular business hours, please contact us directly. We will drop over with a set of keys. A fee of $50 will be charged.
Lockouts are not considered an emergency situation. As such, if you are locked out after hours, you will have to contact a locksmith at your own expense.
Can I Have a New Roommate Move In?
Yes, this is possible. However, you must notify us first and the potential roommate will have to fill out an application form and pass our screening process.
